As we have become involved with an increasing number of developers in many different countries we have started to source off-market commercial investment opportunities for well funded clients.

Enquiries for commercial yielding assets, land for development or joint development projects, will be dealt with on a customer focused basis.

Development Project Finance is now available in Budapest

Each project will be considered on its individual merits and there are a number of criteria that will influence the terms offered, but generally speaking the following parameters are likely to be offered:

  • Max LTV 60-80% - Based on Appraised market value (not liquidation values as in the case of Individual residential private finance)
  • Loan amount 400,000 Euros to 15 million Euros
  • Interest rates between 1-3% over Euribor (currently 3.37%) Maximum loan term 20 years
  • Currency - Euros, Swiss Francs
  • No previous trading/development experience required in Hungary
  • Finance available for:

[a] Construction of small and large developments

[b] Purchasing of residential property (providing loan amount in excess of 400,000 Euros)

[c] Purchase of retail, office and industrial premises

Full business plan required for evaluation of the loan amount - once this is available we should be able to confirm whether an indicative offer is available within 2-3 days. The completion of the finance process is then likely to take 6-9 weeks for disbursement of loan.
